Own an Established Personal Training Gym in San Diego - Cheap

An Opportunity for a Personal Trainer with an Existing Client Base

If you are a personal trainer working from home or out of someone else’s gym, this is an opportunity to move your clients into your own professional facility without starting a gym from scratch.

Leo’s Fitness Lab is an established private personal training gym in central San Diego with approximately 50 active clients, trained staff, specialized equipment, a seasoned website, strong online reviews, and operating systems already in place.

The gym was designed around efficient exercise technology, particularly ARX computerized High Intensity Resistance Training. Clients can receive a full-body strength workout in less than 30 minutes, allowing a trainer to schedule two sessions per hour.

I love my gym but I’m 70 years old now and am selling a few of my businesses to be in partial retirement.

ARX Training Technology

The two ARX computerized resistance-training machines are central to the gym’s training model. Leo will retain ownership of the machines because he has a lifetime ARX service contract. Both machines will be rented to the new owner for a total of $400 per month, giving the buyer continued access to the technology without having to purchase the machines. Current purchase price of the ARX machines is $89,000 plus a monthly service charge.

Substantial Growth Capacity

The gym is not limited by its current training volume. Capacity depends on how many trainers the new owner wants to schedule and how many paying clients they have.

At the current standard rate of $52 per session, two trainers each handling two clients per hour for seven hours per day, five days per week, can accommodate 140 sessions per week. That represents $7,280 in weekly revenue, or $378,560 annually at full utilization.

With three trainers each handling two clients per hour for eight hours per day, five days per week, capacity increases to 240 sessions per week. At $52 per session, that represents $12,480 in weekly revenue, or $648,960 annually at full utilization.

These are capacity illustrations, not revenue or profit projections. Actual revenue depends on the number of paying clients, the rates they pay, and the number of sessions booked. Annual examples assume 52 weeks of full utilization at the stated schedule and $52 standard session rate.

A Business Designed for an Owner-Trainer

For a trainer who already has clients, the opportunity is especially attractive. You can bring your existing client base into an operating gym while also acquiring the gym’s existing clients.

An owner who performs much of the training personally keeps the revenue from those sessions without incurring employee trainer payroll for the sessions they handle. As the client base grows, additional trainers can be added to increase capacity.

Known Fixed Facility Costs

Current monthly rent, common area maintenance fees, and rental of both ARX machines total $5,290.52 per month. Rent and CAM will increase annually depending on the lease signed with the LLC that owns the building.

Other operating expenses—including staffing, insurance, utilities, software, marketing, supplies, and administrative expenses—will depend on how the buyer chooses to operate the business.

What Would It Cost to Build This from Scratch?

A new owner receives far more than equipment. To create a comparable business, you would need to:

  • Find and lease a suitable location
  • Complete tenant improvements and build-out
  • Purchase equipment and furnishings
  • Build a professional website and establish its search history
  • Create social media channels and marketing systems
  • Build an email list
  • Earn customer reviews and local goodwill
  • Acquire and retain clients
  • Hire and train staff as needed

With Leo’s Fitness Lab, much of that work has already been done. A new owner can step into an established operation and focus on training clients and growing the business.

Who Is This Opportunity For?

  • Personal trainers ready to own their own gym
  • Existing trainers with their own client base
  • Fitness managers seeking independence
  • Strength coaches looking to expand
  • Two or three trainers who want to partner and share a facility
  • An owner-operator interested in an established fitness business

Believe me, this gym is being sold at a bargain price just because I don’t have time to manage it anymore. This is an outstanding opportunity for the right entrepreneur.
